For buyers, the useful approach is to separate documented building and district facts from details that must be verified for a particular residence.
What “The Seaholm Collection” refers to
The name in this topic refers to Seaholm Residences, not the entire Seaholm District. The City of Austin dates the residences to 2016 and classifies them as condominiums, retail and office. They sit within a broader redevelopment anchored by the former 1950s Seaholm power plant on the southwestern edge of downtown. The City describes that district transformation as covering nearly 90 acres of southwest downtown industrial land over more than 25 years. Seaholm Power, LLC and the City of Austin describe different scopes: the former covers the development, while the latter covers the district.
What the published residence specifications actually say
Seaholm Power, LLC’s project website describes the residences as having floor-to-ceiling windows, expansive balconies and high-end finishes. These are developer-published design descriptions, not independently measured dimensions or a complete schedule of finishes and equipment. The reviewed material does not establish the dimensions, glazing performance, balcony area, ceiling heights, appliance packages, finish brands or floor-plan particulars of any specific residence. Nor does it independently verify construction quality, sound isolation, energy bills or the view from a particular unit. For those details, compare a current listing with an official floor plan and the unit’s own documentation.
Developer-published project scale
Seaholm Power, LLC reports 280 high-rise condominium residences, 143,151 square feet of office space and 48,363 square feet of retail shops and restaurants arranged around a plaza. These sources establish that the amenities have been described in published materials; they do not establish which facilities are currently available, operating, or governed by particular access rules. Energy certification: what the City says
The City of Austin identifies Seaholm Residences (2016) as condominiums, retail and office certified AEGBP 4-star. AEGBP refers to the Austin Energy Green Building Program. The same City page notes that buildings across the district have certifications under Austin Energy Building Program and/or LEED; that district-wide statement does not establish that Seaholm Residences itself is LEED-certified. District context—and why its numbers are not tower specifications
The City describes public parkland, plaza and lawn for gatherings, with new sidewalks and trails intended to support connectivity and mobility. It reports that the Seaholm Residences site and adjacent development connect through a plaza and lawn totaling nearly 82,000 square feet, with underground parking. The City also reports more than $2 billion in district assessed value and more than 5,000 district jobs in 2022. It lists almost $1.5 million donated to public art and music without attaching a year to that figure. How to check a Seaholm unit before comparing it
- Match the listing to a current floor plan. Confirm the unit’s interior area, layout, balcony dimensions and included storage against current listing or official property documents; do not assume the broker-reported 550–2,300-square-foot range covers every unit now offered.
- Verify the details behind broad design claims. Ask for unit-specific information on windows, finishes, appliances and balcony configuration. “Floor-to-ceiling” and “high-end” do not specify product, dimensions or performance.
- Confirm amenities and rules directly. Ask the association or property contact which listed facilities are open, what access or reservation rules apply, and whether policies affect pets or guests.
- Request current ownership costs and terms. Current prices, availability, association fees, policies, taxes and parking details are not established by the cited project and City pages; check current listings and association or property records.
- Keep comparisons on the same basis. When comparing other residences, use unit-level area and layout, documented window and balcony details, currently operating amenities, building-level energy certification and access to public space. Label each statistic with its geography, source and date.
What the evidence supports
The record supports a clear but bounded picture: Seaholm Residences is a 2016 condominium component of a larger mixed-use downtown redevelopment; the developer published distinctive window, balcony and finish descriptions; and the City identifies the residences as AEGBP 4-star certified. Published amenity lists and a broker’s reported area range can guide questions, but neither substitutes for current, unit-specific documents. The City’s district statistics and LEED references should remain district context rather than being recast as building-level facts.
